In 2025, O’Donnell celebrates its 30th anniversary. Over these three decades, we have supported national and international companies in their growth in Mexico, developing industrial spaces that have become key assets for their operations and competitiveness.

We want to take this anniversary as an opportunity to share not only what we have achieved but also what lies ahead. That’s why we are launching this blog: a weekly space where we will talk about trends, learnings, and our vision of the industrial market in Mexico.

Past: The Beginning of a Vision

Our story began in 1994, when David O’Donnell founded the company, convinced that Mexico could become a strategic hub for industrial and logistics development. That same year, we launched the O’Donnell Airport Industrial Park in Querétaro, with Johnson Controls as our first client.

In 2003, we signed Prudential Real Estate Investors’ first co-investment program in Latin America. In 2005, we started the Cuautitlán Logistics Park (OCPL), and in 2014 we developed a just-in-time supplier park for Audi in Puebla, consolidating our ability to manage large-scale and complex projects.

Present: A Market in Transformation

Thirty years later, O’Donnell has established itself as a benchmark in industrial development in Mexico. Our projects address the growing demand for modern spaces that enhance business competitiveness.

In 2018, we listed the ODOCK18 CKD on the Mexican Stock Exchange, opening a new stage of growth with institutional financing. More recently, projects such as OD888, OD Tlalpan, and OD Vallejo reflect our capacity to adapt to market needs.

In 2024, we completed the sale of Puente México to FIBRA Prologis, one of the most significant transactions in the sector, confirming the strength and appeal of our portfolio.

Future: Building What’s Next

In 2025, we begin a new chapter by raising capital for our new fund, designed to continue developing projects that respond to the dynamics of nearshoring and the growth of e-commerce.
